About
99 Lead Safe is a locally owned inspection business serving landlords and rental property owners in Philadelphia and Norristown, Pennsylvania. We inspect rental units for lead paint hazards, take dust wipe samples, send them to an EPA-approved laboratory, and issue the lead-safe certificate your tenants and the city require.
We started 99 Lead Safe because owners kept telling us the same thing: nobody would give them a straight price or a straight answer. Every unit is quoted up front, starting at $99 for a studio, $120 for a one-bedroom, $140 for a two-bedroom and $160 for a three-bedroom, plus $20 for each additional room. There are no surprise fees once the inspection is booked, and the certificate usually lands within 2 to 7 days.
Our inspectors work on the conditions that fail most often in older housing stock: peeling paint on window frames, friction surfaces on doors, and dust on sills and floors. Knowing what the lab will find before it finds it is what keeps a re-inspection from turning into a second bill.
We check every window, door, sill, baseboard, stair and porch for deteriorated paint, the surfaces where lead dust comes from in older Philadelphia rowhouses.
Samples are taken from floors, windowsills and window wells, then sent to an EPA-approved laboratory for analysis. The lab result is what the certificate is based on.
Once the samples pass, we issue the lead-safe certificate for the unit, typically within 2 to 7 days, so you can rent with the paperwork in hand.
Small landlords with a single rowhouse, owners of duplexes and triplexes, property managers handling a portfolio, and investors turning a unit around between tenants. If you rent a home built before 1978 in Philadelphia or Norristown, lead-safe certification is part of doing business, and we make it the simplest part.
